1. Acceptance and Eligibility

By accessing or using the site, you agree to these Terms and the Privacy Policy. If you do not agree, do not use submission or connection features. You must be legally capable of providing the information and permissions associated with your use.

2. Description of the Platform

Lansing Rent to Own is an independently owned Greater Lansing homeownership platform. It may provide education, collect buyer preferences, maintain a Home Buyer List, receive property submissions, share requested notifications, help users discover potential opportunities, and facilitate communications among buyers, owners, landlords, property managers, real-estate professionals, and other parties.

The platform is not a lender, credit-repair organization, law firm, tax adviser, property inspector, title company, or guarantor. Site information is general education and is not individualized legal, tax, lending, credit, investment, or financial advice.

3. No Automatic Real-Estate Agency Relationship

Do not assume we represent you.

Browsing the site, joining the Home Buyer List, submitting preferences or a property, receiving messages or property notifications, requesting information, expressing interest, or being connected with another party does not by itself establish a listing agreement, buyer agency, seller agency, landlord representation, property-management relationship, or other brokerage relationship.

Lansing Rent to Own is independently owned. Achieve Real Estate does not own Lansing Rent to Own. Alex Craig is a Michigan real-estate broker affiliated with Achieve Real Estate. If Alex Craig or another licensee becomes involved in a transaction in a licensed brokerage capacity, the applicable role and agency relationship will be separately disclosed or established as required.

Before providing confidential information about a particular real-estate transaction to a real-estate licensee, understand whom that licensee represents. Website language supplements and does not replace Michigan agency disclosures or agreements required for an actual brokerage relationship. See the Real Estate Brokerage & Agency Disclosures.

4. No Platform Guarantees

Lansing Rent to Own does not guarantee property availability, accuracy of every third-party statement, buyer qualification, seller acceptance, financing or mortgage approval, rent-to-own or land-contract eligibility, credit improvement, a closing, purchase, sale, lease, investment result, legal validity of a third-party agreement, acceptance of a submission, or future inventory.

5. Buyer, Property, and Other User Submissions

You are responsible for the truth, accuracy, legality, and completeness of information you submit. You grant Lansing Rent to Own permission to use, review, format, transmit, and display submitted information as reasonably necessary to operate requested platform functions, subject to the Privacy Policy.

A person submitting a property represents that the person owns the property or has lawful authority to provide the information and request consideration of the property. Submission does not obligate Lansing Rent to Own to accept, market, publish, or retain it. We may correct formatting, request verification, decline or remove content, or suspend access when reasonably necessary.

The appearance of a property or proposed transaction structure on Lansing Rent to Own does not mean Lansing Rent to Own has determined that the property, agreement, financing structure, or terms are lawful, appropriate, affordable, or advisable.

6. Property-Owner and Transaction Responsibility

Property owners, landlords, property managers, and other submitters are responsible for complying with applicable federal law, Michigan law, and local ordinances, including fair-housing and civil-rights laws, landlord-tenant duties, rental registration or licensing, consumer protection, seller-financing and land-contract requirements, interest and usury law, advertising rules, required property disclosures, screening requirements, and applicable lending or consumer-credit law.

Lansing Rent to Own does not approve or warrant a third party's rent, purchase price, interest rate, down payment, option consideration, rent credit, balloon payment, amortization, financing structure, lease, lease option, lease purchase, land contract, seller-financing arrangement, application or screening criteria, property condition, or representations.

Seller financing and interest

Michigan interest law includes multiple statutes, exemptions, qualifications, and transaction-specific rules. MCL 438.31c addresses certain mortgage loans and land contracts, while MCL 438.41 separately addresses criminal usury by a person not otherwise authorized by law. These Terms do not state one universal lawful maximum rate. A seller offering financing is responsible for determining the lawful interest rate, finance charges, disclosures, structure, licensing requirements, and other rules applicable to the actual transaction. Consultation with a qualified Michigan real-estate attorney and tax or financial professional is strongly recommended.

7. Acceptable Use and Fair Housing

You may not submit false information; impersonate another person; submit a property without authority; infringe another person's rights; interfere with the site; distribute malicious code; scrape or misuse personal information; evade security measures; or use the platform for unlawful, fraudulent, discriminatory, or abusive conduct.

You may not state unlawful housing preferences, publish discriminatory advertising, request discriminatory filtering, unlawfully refuse housing, impose discriminatory terms, unlawfully discriminate in screening, steer people toward or away from housing, or use coded language intended to discriminate. Platform use must comply with the Fair Housing & Equal Opportunity Policy.

We may refuse or remove submissions, modify content where appropriate, suspend access, terminate use, preserve evidence, or report conduct when reasonably believed necessary to enforce these Terms, protect users, or comply with law.

8. Third-Party Properties, Services, and Communications

Independent owners, landlords, managers, lenders, attorneys, brokers, inspectors, title companies, contractors, screening providers, and other third parties are responsible for their own services, statements, conduct, applications, screening, agreements, decisions, privacy practices, and legal compliance. Learning about a party through the platform is not an endorsement or warranty.

External links are provided for convenience or education. Lansing Rent to Own does not control third-party sites. Any application, deposit, inspection, lease, purchase agreement, financing document, or other transaction occurs under the terms established by the relevant parties.

9. Intellectual Property

Unless otherwise identified, site design, original text, branding, and other platform content belong to Lansing Rent to Own or are used with permission. You may use the site for personal, lawful evaluation of housing opportunities. You may not reproduce or commercially exploit protected content without permission.

10. Disclaimer of Warranties and Limitation of Liability

To the fullest extent permitted by applicable law, the site and platform functions are provided on an “as available” basis without warranties that the site will be uninterrupted, error-free, complete, secure, or suitable for a particular transaction. Nothing in these Terms excludes warranties or rights that cannot legally be excluded.

To the fullest extent permitted by applicable law, Lansing Rent to Own will not be liable for indirect, incidental, special, consequential, or punitive damages arising from site use, third-party conduct, a failed opportunity, or a third-party agreement. This limitation does not apply where prohibited by law and does not excuse Lansing Rent to Own from responsibility for its own conduct where liability cannot lawfully be limited.

11. Indemnification

To the extent permitted by applicable law, you agree to defend, indemnify, and hold Lansing Rent to Own and Alex Craig harmless from third-party claims, losses, and reasonable costs arising from your property, submission, false information, lack of authority, discriminatory conduct, unlawful screening or advertising, financing terms, lease, land contract, seller-financing structure, violation of law, violation of another person's rights, or breach of these Terms. This provision does not require indemnification for conduct that cannot lawfully be indemnified or immunize Lansing Rent to Own from its own unlawful conduct.

12. Suspension, Changes, Governing Law, and General Terms

Access may be suspended or terminated when reasonably necessary to protect the platform or others, enforce these Terms, or comply with law. Features and these Terms may change. Continued use after an effective update constitutes acceptance to the extent permitted by law.

These Terms are governed by Michigan law, without regard to conflict-of-law rules. To the extent a venue provision is legally enforceable, disputes shall be brought in an appropriate state or federal court serving Ingham County, Michigan. If a provision is unenforceable, it will be limited or severed while the remaining provisions continue.

These Terms, the Privacy Policy, and policies incorporated by reference form the agreement governing website use. A separate brokerage, lease, purchase, financing, or other transaction agreement may create additional obligations.
